If you answered yes to all of those, I might have the deal for you. Last week, walking to my car, I ran into my landlord and his father. Or maybe my landlord and his son. All depends on how you look at it, and if you look at it the former way, you're going to be wrong... My downstairs neighbor/landlord (2nd floor, we're on the 4th floor) is moving out. He and his father are looking for a (no offense to us) nice couple to move into the apartment, and invited me to try to find such a couple I knew. Important details like rent, availability, and the like are completely unknown to me. But that's kind of the way he does things.
All I can really compare it to is our place, which many of you have seen. Corner unit, the master bedroom has a great view down two streets. Plenty of windows, hard wood floors, no laundry but a great laundry place on the corner 266 feet away, a parking garage just as far away, a grocery store a couple of blocks away, and free wireless (mine's locked down, just use Default). If you're really cool, you could probably use the roof with us.
The unit's a bit narrower in the middle than ours on the top floor, as it has to fit the hallway. But they use the hallway for storage, I'm sure you could too. It also extends out a bit over the Western edge of the building for the kitchen, probably recouping that lost space. That little addition has a window that lets out on to a little roof area right above the office for the doctor's office on the first floor, where a hammock was set up. So you could take advantage of that. The original CL advertisement we replied to said no pets, but a nice dog is ok. They themselves have a nice dog (two now), so if your dog can pass the nice test, you're in like Flynn. It's an old family owned place, but they're quick to respond to any maintenance issues we've brought up with them, as the owner lives a couple blocks away and knows everyone in town. Though I don't know the rent, I know we make most people we've talked to who also live in Hoboken jealous, so unless it's much more, it's a deal. Being the_boke, there's plenty of eateries and watering holes within walking distance. It's a twelve minute walk to the PATH, so you can take a slow walk/ride to lower or midtown Manhattan, stopping to get coffee from Rue de Jardin, and still make it to your office in thirty minutes. And if you don't smell or talk too much, you could probably watch me play WoW.
